StarterHome.Fund is an evergreen real estate investment fund that acquires distressed multifamily properties, converts them to condos, and creates affordable homeownership pathways for working families earning around 80% AMI.
By partnering with nonprofit housing providers and offering down payment assistance, we deliver consistent investor returns while preserving long-term affordability through HOA restrictions. We call it compassionate capitalism: aligning strong financial performance with measurable community impact.
StarterHome.Fund exists to solve America's affordable housing crisis while delivering exceptional returns to investors. We believe wealth creation and community impact aren't opposing forces—they're complementary goals that strengthen each other.
We call it Compassionate Capitalism: a proven business model where helping 1,000 families achieve homeownership generates superior returns for our investors.

Compassionate Capitalism
We prove that doing good and doing well aren't mutually exclusive. Every investment creates ripple effects: stable neighborhoods, generational wealth for families, economic growth, and superior investor returns.
Permanent Solutions
We don't just create affordable housing—we create permanently affordable housing through deed restrictions that last 50-250+ years. Future generations benefit from today's investments.
Quality Without Compromise
Our homeowners deserve the same quality as market-rate buyers. We build 30-year homes, not quick flips.
Transparency & Accountability
Quarterly reporting, open communication, and SEC compliance aren't just requirements—they're how we build trust.

We have built a track record of exceptional performance and meaningful impact:
✓ 6 successful condo conversions completed—each one transforming lives and neighborhoods
✓ $12.5M in assets under management achieved in Year 1, demonstrating strong investor confidence
✓ 15-18% Average Annual Return (AAR) delivered within 12-24 months—outperforming traditional syndications
✓ SEC Reg D 506(c) compliant offerings ensuring regulatory excellence and investor protection
These aren't just investment returns—they're proof that compassionate capitalism works. Every metric represents families achieving homeownership, neighborhoods gaining stability, and investors earning exceptional returns while making a difference.
